So you’re looking at buying a home?  Real Estate can be complicated.  But… you’ve come to the right place: the Internet.

It’s estimated that over 90% of potential homebuyers use online real estate tools as one of their primary source for finding and purchasing a home. Between the most popular real estate websites and some handy new real estate mobile apps, beginning your new home search online is logical.  

Online resources for home buying can be a great place to start for several reasons, but its important to find the best real estate website for your search.

Firstly, you’ll be able to see how many homes and what types of homes are available in the specific area in which you want to conduct your home search.

It’s almost guaranteed that you have some requirements in mind—3 bedrooms, 2 bathrooms, a back yard, a good neighborhood, etc. Online, you can narrow your search results to only show you exactly the types of homes you are looking for. So, secondly, you can get a good feel for the prices of homes (with your requirements, and even your wants) in the area you are searching.

One of the benefits of viewing homes online first is that you can have an opportunity to get a glimpse of reality. If you want a 5-bedroom, 5-bathroom home under $150,000 in a specific area, you can put these specs into the filters and quickly realize that what you had in mind might not be reasonable.

Thirdly, many home listings have professional photos of the home. This can give you a general idea of what you may be stepping into before you actually get to your viewings.

With multiple listing services (MLS) on your real estate agent’s website, plus the major home shopping websites such as Zillow, Truila, Redfin, and more, you have access to hundreds of thousands of home listings right at your fingertips.

The internet has changed the real estate agents do business from the keeper of home listings to your own guide to help navigate you through viewing, putting an offer on, and purchasing a home.

It’s important when searching online to remember a few things. Even if you find the home of your dreams online, it is very helpful to still enlist a real estate agent to help you through the offer, negotiation, and purchase of the home. These are trained and licensed professionals who do this for a living—let them help!

Also important to remember is that you should only search online for homes that are within your budget. If you don’t narrow down that filter, you’re going to fall in love with or learn to except something that you cannot afford. This makes the homes in your price range seem not as good. Don’t do that to yourself.
